01 / UNDERSTAND THE SYSTEM

Servicing & maintenance in context.

Routine maintenance addresses dust, blocked drainage and changes in performance before they become bigger problems. The right scope depends on equipment type, usage and site conditions.

A maintenance visit should leave you with a clearer picture of equipment condition—not just a cleaner unit.

Air side

Filters, coils and fans influence the amount of air passing through the unit and its ability to exchange heat.

Water & drainage

Drain pans, outlets and condensate pumps need attention to reduce the chance of indoor water leakage.

Operation & records

Readings, alarm observations and recommended follow-up works support future maintenance decisions.

02 / SCOPE & CONDITION

What we look at.

AreaWhat mattersWhy it matters
Dirty filters or coilsRestricted airflow or reduced cooling performanceCleaning appropriate to the equipment and condition.
Drainage problemsWater collecting or leaking around the indoor unitInspection of the pan, drain route and condensate pump where fitted.
Changes in performanceUnusual sound, temperature or operating behaviourRecord observations and recommend diagnosis where needed.

Work that can be included

  • Air filters and accessible coils
  • Drain pans, drain lines and condensate pumps
  • Fan condition and accessible connections
  • Temperature and operating observations

Define the scope before work starts.

Parts, quantities, access, shutdowns and reinstatement are confirmed against your site and equipment. Additional defects or specialist works are discussed separately.

Prepare a clearer enquiry

03 / HOW THE WORK PROGRESSES

A clear route from enquiry to completion.

  1. 01

    List the equipment

Identify the units, their locations and access requirements.

  2. 02

    Agree the programme

Set a practical scope and frequency around usage and site conditions.

  3. 03

    Service & inspect

Carry out the agreed cleaning and condition checks.

  4. 04

    Record & recommend

Explain defects or further works separately from routine servicing.

04 / COMMON QUESTIONS

A little more clarity.

How often should my AC be serviced?

The interval depends on operating hours, dust levels, equipment condition and manufacturer guidance. Share your equipment list so we can propose a practical schedule.

Does servicing include every repair?

Routine servicing and corrective repairs are different scopes. Faulty components, refrigerant leaks and major repairs should be identified and quoted separately.

Do all units need the same frequency?

No. Units in dusty areas or running for long hours may need a different programme from lightly used rooms.
